Before You Apply
Application Fee is $45.00 per applicant. This fee is non-refundable
All occupants 18 years or older must complete an application and meet criteria.
Applications are processed in the order they are received - Partial Applications will not start processing UNTIL all necessary documents and fees have been submitted.
Payment of Application Fee is NOT a guarantee of approval for subject property
Income must be 3 times the amount of rent. Income will be verified.
Employees must provide 60 days’ pay stubs and have a minimum of 6 months work History with employer
If self-employed or retired: provide a copy of two years tax return, W-2 , bank statements
Students will require a co-signer.
Rental History must be verifiable for at least six months. Living in a property owned by a relative does not constitute a tenant/landlord relationship for rental verification purposes but we will work with students.
Credit report and Background check will be processed on all occupants. Credit score of 600+ is required but lower score may be considered with addition of qualified co-signer
Security Deposit is required and must be paid before taking occupancy. No deposit will be waived.
Renter’s Insurance is required for all tenants and proof of insurance must be provided before taking occupancy.
All tenants will be charged a one-time leasing fee PER TENANT upon lease signing
Pets require a one-time, $350 non-refundable fee for each animal under 40 lbs. Addition pet fee will apply for large animals.
No dangerous breeds will be accepted
All vaccinations must be up to date and all copies provided
